We specialize in finding off the market deals that are 30-50% below the market value. You will not be disappointed with our discounted prices; they are set up so that you can get the best return on your investment. In order to facilitate these deals as smoothly as possible, our clients (cash investors) must find the following terms acceptable.
We require our prospective cash investor buyers to show proof of funds before any formal agreements are made in order to protect both our sellers time and our own. Often, motivated sellers are in time sensitive situations and can’t afford to bet on a loan getting approved days or weeks in the selling process.
After agreeing on a price, terms, and sale date, a non refundable earnest money deposit is required (between $2000-5000) as a sign of commitment to the project and as a form of risk management for ourselves, to protect our time and effort in the unlikely event a deal falls through.
Any property that we ourselves will not hold or repair will likely be assigned to other investors for an assignment fee. We agree on price, terms, and sale date. While being open to other methods, usually an investor will write 2 checks to close on the deal: one for the house and another held by the title company and released to me after the deal closes as my assignment fee.
In some situations, we may decide not to assign a contract, but close on the deal using transactional funding, or some other temporary setup, and then sell it immediately thereafter at the previously agreed up the price. Unlike some other investors, we always pay for our side of the closing costs.
The notifications contain all the pertinent information for deal analysis for any type of investor, whether they are buying and holding or rehabbing the property. All the common deal analysis formulas will be professionally presented in charts and diagrams, including ROI, Cash on Cash, Cap Rate, Profit Margins, Total Return on Investment, etc. They are provided to compare against your own due diligence. The notifications are sent out as soon as new deals become available. They are first sent to our preferred investors who filled out their preferences in the detailed step 2 form. High quality photos and videos are also provided to aid in repair cost estimates. (House walk through are available upon request).
